💻 Do you want a home that is safe, durable, comfortable, resilient, and maybe even energy efficient? Then you might consider designing and building a Passive Building or working with Passive Building professionals. Phius sets the standard for passive house in North America and has certified 3,000+ professionals. On the Phius site, you can find resources, passive buildings professionals, and certified passive house projects in your area.
Did you know the US has no proactive governing body regulating toxins in our building materials. This impacts not only the people living in the home, but imagine the to toxic burden on the tradespeople working with toxic materials day in and day out.
As a consumer, look for words like mold or mildew resistant, waterproof, water resistant, non-stick, or flame resistant. These products are likely highly chemically-laden.
Will you want or need some of these treated materials? Maybe. But knowing your risk-tolerance and knowing the potential risks associated with selecting some of the materials when the application may not bring as much impact, is crucial.
💻Six Classes is Green Science Policy Institute’s site and is a good resources to help find less-toxic replacement products.
Look for water-based and low-emission products (avoiding harsh solvents and VOC emitting paints and sealers wherever possible.
Also consider asking the manufacturer or distributor for the Environmental Product Declaration (EPD), for any product you’re considering. Some, but not all, manufacturers are publishing these standardized forms that detail the health and environmental impacts of a product.
📕“A Healthy House: a practical guide for architects, builders, & homeowners” by P. Baker-Laporte, E. Elliott, & J. Banta. Prescriptions for a Healthy House is the definitive resource you need to live in a healthy home. This book ties together proper home design practices, construction techniques, the resources and the healthiest products you should consider for your home. It provides the big picture that homeowners crave, and the intricate details that architects, designers, and contractors require.
📙 “Mold Illness. Surviving and Thriving“ by P. Vetter, L. Rossi, & C. Edwards – This was the first book I bought (at my doctor’s recommendation) when we learned we had the CIRS diagnosis and first became hyper aware of the dangers of living in an unhealthy home. This book goes into details about testing for mold illness (following the Shoemaker protocol, which is admittedly not for everyone). What I love about this book is that it marries building science with medical considerations angled toward people who are battling mold illness and their environmental requirements. It even has checklists and guides for what to ask for in a mold remediation. People with mold illness may need a more prescriptive protocol than the industry standard.
💻Surviving Mold Website - This is Dr. Richie Shoemaker’s website. You can find details here about CIRS and Actinomycetes. Shoemaker and his protocol is admittedly not for everyone, but it is the one our Dr. follows.

The title gives this one away, but This book combines J. Milburn's knowledge of child development, brain science and trauma to offer parents a unique resource that includes lots of exercises, reflections, insights and also… links to additional research, articles and videos that can help support your learning.

Tools and Monitoring
Moisture meter: use this to…find moisture. Duh. Be sure you have it on the right setting for the material you’re testing and know it only shows relative readings for some materials. Also, use your eyes for free—look up and down, look for peeling paint, warping of baseboards or other areas. Know that areas prone to leaks are around plumbing and windows/doors, and roof penetrations, and near weep holes. Look there.
Wireless endoscope: use this to look all up in holes and crevices—like, wall cavities and air vents/returns, maybe even your husband’s nose if you’re feeling brave 😂—to take a peak and see what the heck is going on in there???
If your electrical sockets are not fully encased, you can unscrew the faceplate and feed it up into the wall cavity—especially helpful when assessing exterior walls.
Check your cabinets with plumbing. Sometimes its unsealed and you can feed it back there, too.
Thermal Imaging Camera: use this to look for temperature changes coming from all places like ducts, walls, roofs, around windows and doors, etc. Remember that if air can move through a construction defect, it can also pull water or vapor through via solar drive and air pressure changes. You want airtight for more important reasons than just energy efficiency.

TriField EMF Meter - this is a good starter (and affordable) EMF meter and the one I own. It detects all three types of EMF pollution: Magnetic, Electric, and Radio/Microwave Fields, measures 4G and 5G cell phones, cell towers, WiFi routers, Bluetooth, AC Powerlines, and Smart Meters and comes with a handy little guide telling you which settings to use and when.
The Safe and Sound Pro II is recommended by the Building Biology Institute and is said to be more effective and more precise at measuring all types of EMR. This is a better, professional-grade unit and what you need if you are an EMF sensitive individual. Some of the benefits:

Everyday Toolkit – everything you need to take stuff apart and put it back together.
Hygrometers – We have these everywhere and I love that you can track the data trends and add more monitors if needed. Acceptable indoor humidity should not be over 55% at the HIGHEST on average. Ideally, you sit between 30-40%.
Every sink in your home needs one of these mats. Doesn’t really matter what kind you get. Just be sure to measure the cabinet and order the right size.
Water Alarms – add these everywhere you have a water source. Behind the washing machine (and dryer if it has a steam function), by the fridge waterline, behind toilets, under sinks on top of your waterproof mat, behind tubs, etc. You get the point.
hOmeLabs 4500 sq ft dehumidifier. If you’re in a hot/humid climate, you must have a dehu. Oversize if you’re humidity readings are over 50 or 55% on average.

I got to speak to the CTO of HypoAir, David Millburn—such a cool guy with a passion for bringing innovative IAQ products to market in a way that addresses the issues at hand and so they stay affordable. You’ve probably seen my garage sauna. I love my morning routine—I program the sauna to automatically start heating so I can jump right in. This is my go-to epsom salt for baths. My kids take salt baths nightly, so we always buy the 19lb bag.
